- You pay us nothing. The Seller is paying our commission by agreement with their listing agent to pay a buyer's agent a commission.

- We can show and sell you: foreclosures, short sales, HUD homes, new construction and all listed homes, anywhere in metro Atlanta.
- You can take as much time as you need before your purchase, so start early to get a good education. We can give you homework too.
- We have no contract; we only represent you in homes that we see with you. You are not obligated to use us other than in homes that we see with you.
What You Do To Get Paid Part of Our Commission as Our Assistant is simple and most of you are doing this anyway.

- You look for houses that you want to see. We can show any listing in Atlanta.
- You call 678-892-1186 or email our office to see the homes. We show properties 7 days a week until 9 p.m. We work in teams but you can always work with one agent should you choose. **Please be careful about seeing all houses without us as this may eliminate your opportunity to have representation which is your right by law and the seller pays for your representation. We are happy to show you houses anytime, anywhere.
Our Responsibilities is what make as valuable to you as we have a "gameplan" to get you the best deal which include everything that we do for full-service clients except you are previewing homes online and telling us what you want to see instead of us finding the homes for you.
When you find the home that you want to learn more about we will:
- Evaluate the home, the neighborhood, and help you determine the value you should pay. We will be talking to the neighbors, comparing stories against the Seller's Disclosure and using the Seller's insurance company to understand the history of the home and then plugging these scenarios into a formula that we use to pay far less for a home than what is the average.
- Keep all of our conversations confidential to get you the best deal. Remember the listing agent and onsite builder's agent represents the seller or builder.
- We will write and negotiate the contract, prepare and negotiate the inspection findings, help you do the final walk-thru and prepare for closing.
Your Paycheck of 30% of our commission is calculated on the sales price of the home that you purchase. You can use the money for closing costs, to reduce the sales price, or to get a check at closing. This option is available when we show you up to 17 houses.
Here are a few examples based on a 3% commission that the seller pays us. Buy a $150,000.00 home and get $1350.00 at closing Buy a $250,000.00 home and get $2250.00 at closing Buy a $350,000.00 home and get $3150.00 at closing Buy a $650,000.00 home and get $5850.00 at closing Buy a $950.000.00 home and get $8550.00 at closing
For buyers who takes us to the one house that they want to buy and they write one contract on that house and buy the house, we will be glad to give you 50% of our commission.
If we show you more than 17 houses, we will pay you $500.00. Please eliminate houses that you don't want to see by driving through the neighborhood.
Also, please note that if you see houses without us, some agents will not allow you to bring your own representation after that first viewing. If you are unclear about this or have questions, please ask us.
*The Buyer Cash Bonus is only based on homes that pay 2% or higher and is not applicable to lease purchases. Purchases less than 100K, we pay you $150.00.
Full Service Option
And, of course, we will FIND the house for you if you need that service. In that case where we are finding the houses that you should see, we will still pay you $150.00 at closing. We will research and preview for the house and basically will take you to the house that you should buy.
